History
The Gene Zwozdesky Centre at Norwood is a state-of-the-art 40,000 m² continuing care facility designed to provide high-quality care and a supportive living environment. The facility’s structure is primarily concrete, complemented by a large steel penthouse and strategically placed steel elements throughout. The construction manager, Clark Builders, competitively tendered the structural steel, metal decking, and select miscellaneous steel scopes of work. Collins Steel was awarded the contract on a lump-sum basis. Our work was critical in ensuring the facility met its design and operational goals, contributing to the creation of a modern, accessible, and welcoming space for all existing and future residents.
Processes & Outcomes
The project presented unique complexities from bid to construction. The bid was unqualified, meaning the price was fixed without reservations. Our team leveraged our diverse, widespread expertise to identify potential risks and opportunities, ensuring an accurate final price. During construction, issues such as embed placement, unforeseen schedule delays, and a constrained site required extensive coordination with multiple subtrades. Many challenges were resolved through clear, consistent communication, which was key to ensuring the project’s success.
